My laundry is in a closet in a campus apartment and the dryer takes forever. Is that a vent problem?

Usually, yes. Stacked closet units in the graduate and staff apartment buildings vent through long runs inside a shared wall, up to a roof cap or an upper-wall cap several floors away. That's a lot of duct for a compact or combination dryer to push through, and those machines have much less blower power than a full-size vented dryer. Once lint narrows the run even slightly, drying times stretch and the unit may cut off on its own heat sensor. We check static pressure at the machine and pull lint from the accessible portion of the run, then confirm the cap is actually opening.

The dryer is in a back laundry room and the duct disappears under the floor. Can you still clean it?

That's the common setup in the older campus houses with raised foundations. The duct drops through the floor, runs through the crawlspace, and exits at a rim joist or side wall vent. We clean those from both ends: brush and vacuum from the dryer connection, then go under the house to reach the exterior termination. Crawlspace runs are where we find the worst problems, because a sagging section of flex duct collects lint at the low point and no one sees it. If we find crushed flex or a joint that's separated under there, we'll show you photos before we touch anything.

Does the oak canopy and spring pollen actually affect the vent?

It affects the outside end more than the inside. Exterior wall caps under mature oaks collect leaf litter, pollen, and debris that gets tacky in the marine morning damp, then bakes on in the hot dry afternoon. That mix holds the damper flaps partly open or partly stuck, and either way it does not seal or vent properly. Roof caps on the apartment buildings get the same treatment plus bird and nesting material. Clearing the termination is part of the visit, not an add-on.

How is the price figured for a Stanford home?

It comes down to how the duct is routed and how much of it we have to physically reach. A mid-century faculty tract house with a short run to a side wall is the simplest case. A historic home with a crawlspace route takes longer because we're working from two ends and often under the house. An apartment or townhouse stack with a long shared-wall run to a roof cap takes longer still, sometimes requiring roof access. We look at the setup and tell you what the job involves before we start, and we'd rather tell you a duct needs replacing than clean something that's failed.
